CALIFORNIA MORTGAGES · SAN DIEGO ROOTS

Refinance your California mortgage with a clear purpose.

A refinance conversation should start with what you want to change: your payment, repayment timeline, loan structure, or access to equity. Greg Reynolds and La Playa Capital help California homeowners discuss the tradeoffs before starting a new application.

Apply Now opens Greg’s secure ARIVE application portal.

  • Review your current mortgage
  • Compare payment and total cost
  • Personal broker guidance

Bring the mortgage you have now

Your current loan is the starting point for comparison. Have the balance, interest rate, monthly payment, remaining term, and any other loans secured by the property available. Explain your plans for the home and how long you expect to keep the proposed new loan.

  • What do you want the refinance to accomplish?
  • What would change about your payment and repayment timeline?
  • Would you pay closing costs from savings or include them in the new balance?
  • Do you need cash out, or are you reviewing the mortgage itself?

Look beyond a lower monthly payment

Compare a proposed loan’s fees, rate structure, term, and payment with your current mortgage. A longer repayment schedule can change the total interest you pay. Review the lender’s Loan Estimate and ask the team to explain the cash needed to close and any costs added to the loan.

Use a break-even estimate carefully

As a simple planning example, $4,000 in refinance costs divided by $200 in monthly savings equals 20 months. That calculation alone does not compare total interest, a changed loan term, or different balances. Ask for a broader comparison before deciding. This example is not a rate or savings offer.

Cash-out refinance or a separate HELOC?

Cash-out refinancing replaces your existing mortgage with a larger loan. A HELOC may be a separate credit line alongside the first mortgage. Discuss the current mortgage terms and the purpose of the extra borrowing. For a deeper comparison, read the HELOC Kings guide linked below.

Move forward when you understand the comparison

Start with the home-page refinance planner, call, or text. Apply Now opens Greg’s Pre App 1003 portal for the separate application. The lender reviews credit, income, property, and other requirements before any approval. Requested documents belong in the Secure Upload portal.

Common questions

Does refinancing always save money?

No. Compare costs, payments, the new term, and how long you expect to keep the loan. A lower payment alone does not establish a lower total cost.

Can I refinance if I already have a HELOC?

Tell the team about all loans secured by the property. Ask how the existing HELOC affects the proposed transaction and what lender approvals or payoff arrangements may be needed.

Does the refinance planner submit my information?

No. It organizes estimates within your browser tab. You decide whether to contact the team or open the separate application portal.
